Moisture and habitat
The slowest-looking fix, and the one that actually lasts.
Moisture is the single most common underlying condition in structural pest work, and correcting it is what turns a repeating problem into a resolved one.
Carpenter ants nest in wood that is already wet. Subterranean termites forage where soil stays damp against a structure. Oriental cockroaches, silverfish, centipedes, millipedes, and springtails are all moisture-associated and appear indoors when there is damp to find. Powderpost beetle development slows in dry wood.
None of those are treated by removing the animals.
Where to look, in order of yield
Roofline and drainage. Blocked gutters, downspouts discharging against the foundation, and failed flashing put water exactly where it does the most harm. This is the highest-yield inspection on the list.
Plumbing. Slow leaks under sinks, at supply lines, and behind appliances create a permanently damp void inside a wall — which is prime carpenter ant habitat and invisible until the damage is done.
Crawl spaces. Standing water, no vapour barrier, blocked vents, and damp soil. A crawl space that never dries supports termites, cockroaches, and wood decay simultaneously.
Grading. Soil sloping toward the structure rather than away, and mulch piled against siding, both hold water at the foundation.
Condensation. Poorly insulated pipes, unvented bathrooms, and single-glazed windows in cold climates produce enough water to sustain silverfish and mould.
Window and door seals. Failed sealant lets water into the frame, and a wet frame is where carpenter ants are found more often than anywhere else.
Habitat at the structure’s edge
Branches touching the roof are the most common bridge into an upper storey, used by roof rats and carpenter ants alike. Trim back at least 1.2 m.
Mulch depth. Deep mulch against siding holds moisture and hides activity. Keep it shallow and pulled back from the wall.
Firewood and stored timber against a wall is harbourage and a termite bridge. Move it away and keep it off the ground.
Leaf litter and dense ground cover against a foundation is where Oriental and smoky brown cockroaches live.
A visible inspection gap between soil or mulch and the bottom of the siding is worth maintaining for its own sake: it is what lets you see a mud tube before it becomes a termite report.
What this does not fix
Moisture correction will not resolve an established German cockroach population, an established bed bug infestation, or a subterranean termite colony already in the structure. It removes the conditions that let them establish and it prevents recurrence, which is a different and slower kind of value.
Common mistakes
- Treating the pest and leaving the leak, so the same timber is re-colonised.
- Sealing over wood that is already soft or decayed, which leaves the habitat intact.
- Adding mulch each year without removing the old layer, until it sits against the siding.
- Closing crawl space vents without addressing the ground moisture underneath.
